Introducing LienSpot, the tax lien platform I’ve wanted to build for nearly 20 years

For nearly 20 years, I’ve worked in the tax sale industry, building software for delinquent property tax collection and helping governments run tax lien auctions. Since the beginning, I’ve wanted to build a platform for the people on the other side of those auctions: tax lien investors.

Today, that platform is live. It’s called LienSpot.

Winning the bid is only the beginning

After the auction, every lien has its own set of questions. When is the next deadline? Who has an interest in the property, and which recorded document shows it? Which notices have gone out? If the lien redeems today, how much is due, and how was that amount calculated?

Those questions are manageable when you have a few liens. As the portfolio grows, the answers can end up scattered across spreadsheets, calendars, county records, and email threads. The real cost shows up when a deadline gets missed, a notice has to be retraced, or an expense you overlooked changes what you actually earned on a lien.

I built LienSpot to bring that work together so investors can stay organized, keep up with legal requirements, and protect the return they bought the lien to earn.

What you can do with LienSpot

  • Track deadlines and tasks. See the key dates for each lien and what needs to happen next, from the redemption period through enforcement and expiration.
  • Keep redemption accounting clear. Use the redemption calculator to see how interest and applicable costs contribute to the estimated redemption amount. Track your expenses alongside that calculation so you can see what a redemption would mean for your bottom line.
  • Document interested parties and title instruments. Record who has an interest in the property and the deeds, mortgages, or other instruments you found during title research. Keep that information with the lien so you can revisit it when preparing notices.
  • Track notices. See who was sent a notice, when it was sent, and what documentation you have on file. When you need to review the history of a lien, you can find it in the same place as your research and deadlines.

Built for the work that protects your return

A bid rate tells you what a lien might earn. What you actually earn also depends on what you spend managing it and how well you follow through on the work after the sale. I wanted investors to be able to open a lien and answer three questions without digging through their files: What’s due next? What have I already done? Where do I stand financially?

That’s the platform I’ve wanted to build since I started in this industry. Whether you’re managing your first lien or an established portfolio, I’d love for you to try it with a lien you already own.
